Sunborn International is developing new business areas that draw on the Group's long experience in designing, building and operating floating hotels, hospitality venues and modular, moveable properties.
These ventures target markets where we see strong potential for future growth: the accommodation needs of large-scale construction programmes, and growing demand from cities and harbour authorities for new ways to use underutilised waterfront space.
These business areas are at different stages of development. Our floating leisure formats have already achieved a significant milestone, with the floating public dock, café and spa forming part of the Sunborn Vancouver planning approval granted by Vancouver City Council in April 2026.
Sunborn Modular was established in September 2026 and is in the initial stages of business development, targeting accommodation demand from the growing hyper-scale data centre construction market and establishing its market position in the Nordic workforce accommodation sector.

Sunborn International has established Sunborn Modular Solutions Oy, a wholly owned subsidiary focused on workforce accommodation for major construction programmes, including data centre construction, in Finland and the wider Nordic region.
Construction at this scale is increasingly concentrated in areas with limited hotel and rental housing capacity. We expect this to drive demand for purpose-built, professionally operated accommodation for the thousands of workers these multi-year programmes will require.
Sunborn Modular offers relocatable, hotel-grade accommodation villages, with catering, housekeeping and hospitality services under one long-term contract, which can be redeployed from one project to the next as each build programme concludes.

FLOATING LEISURE and EVENT VENUES
Around 90% of the world's largest cities have a waterfront or docklands area close to their downtown districts. As land for new development becomes scarcer, city and harbour authorities are increasingly looking for partners to bring underused water space back into public life.
Building on our experience as an operator of floating hotels, Sunborn International is developing new floating formats for leisure, wellness and events. These are designed to create public spaces and visitor destinations with no permanent footprint on the waterfront.
Our floating public dock concept is included in the planning approval for Sunborn Vancouver, granted by Vancouver City Council in April 2026. The 130-metre floating dock will feature viewpoints, gardens, seating areas, a café and a spa, all open to the public, creating a new way for residents and visitors to experience the waterfront at water level.
We are developing this concept as a format that could be adapted for other waterfront cities, either alongside our yacht hotels or as standalone public spaces.
